This building is currently under construction and will be for the foreseeable future. RedPeak management hides behind nameless emails, and refuses to answer residents concerns. If you think this would not happen to you, it will be a costly reality later. With so many other places to call home in CapHill, this property and management company should probably be at the bottom of your list.

I have lived here since 2000. Redpeak bought this property and is working so hard to update everything that had been neglected. I recently transferred to a upgraded apartment, and couldn't be happier! Management and maintenance are top notch! Move here, you will LOVE it!

tl;dr - seriously, don't move here. This review is for 1280 as a building and for RedPeak as a property management company. Spoiler alert: both are terrible. When I originally considered this location, I explicitly shared with the leasing agent that I would be working from home full time and that I needed a quiet space to do my work. I was assured that there would be no problems and that the building was quiet and peaceful despite the minor “beautification” projects that would be taking place. This was a blatant lie, and now I’m stuck living in an apartment with constant jackhammering, morning to evening disruptions, water shutoffs, elevator malfunctions, construction crews who don’t wear masks, and an upper management team that clearly doesn’t actually care about their tenants. The list of offenses is long, but here are some of the more glaring issues. First, I had paining crews appear on my balcony multiple times without any notice. I asked the community managers for a schedule of the painting times, but I was never given one until after they finally figured out how to get automated emails to tenants. The elevator was down for repairs for a month, which was communicated and understood ahead of my lease signing. What they’ll fail to acknowledge is that the elevator likes to just stop working regularly and the “beautification” is hardly noticeable because there’s constantly construction equipment strewn everywhere and padding hanging haphazardly from the walls of the elevator. The water system here has been shut off 7 times in the last four months for repairs. The garage parking gate has broken several times and is left open or blocked during the week due to construction. Packages have gone missing because there’s no front entrance to the building. I have submitted nine maintenance requests since moving here in June for things like incomplete or poorly done renovation work, leaks, a broken dishwasher, and more. To be blatantly lied to during a lease consideration about something as major as constant construction work is a complete disregard for tenants. If you’re considering moving here, wait until all of the construction work is complete at the very least. And even then, know that you’ll be working with an organization that truly doesn’t care about you or your wellbeing. There are so many other options in the area, don’t settle for this place.
