Penwood Apartments is amazing

The management, facilities, and prices at Penwood Place are incredible. Cap Hill is very expensive and this is a great deal.

DO NOT MOVE HERE

This building was recently purchased by a corporation. The previous management was good although the building itself was not well-maintained. The new management took over and added Luxury to the name of the complex to justify their immediate increase in rents of 300-400 per unit (no other changes or updates have been made other than the name). Here are some of the pleasures of living in this "luxury" complex: -Broken elevator, now going on 4 weeks. When you live on the 14th floor that is no joke. -Permeation of second-hand smoke throughout the building. -Crumbling walls, balconies, and ceilings (can you say asbestos?! this luxury complex comes with a side of lung cancer) -Hot water takes at least 10 minutes to heat up to appropriate temperature -Laundry rooms that reek of decades of trash going down the trash shoot. Bring a gas mask when you move in. Your lungs and olfactory senses will thank you. -Ants! Ants galore! The new management employees are really nice. But there are serious problems with this building and slapping lipstick on a pig ain't gonna fix it. Rents in this building used to start at 800. Don't be a fool and pay the increased rent so they can go upgrade someone ELSE'S apartment with your money.

Headache

Firstly, The on-site staff are nice. The primary issue here, is with whomever makes the decision to fill a building with tenants, while only ONE elevator is functioning. And, that elevator is out of service for 2-4 hours a day if someone is moving in or out. Combine that with construction crews trying to use the elevator to move equipment and trash while sharing it with residents makes for an entirely untenable situation. (this is a 15 floor building including the Garage level) I wholly understand and appreciate the desire to upgrade the community - but, DON'T FILL A BUILDING WITHOUT ENOUGH ELEVATOR CAPACITY. Wait until both elevators are online THEN go nuts with lease signing. This is my main issue and why I'm taking 3 stars off. Poor decision making. Even when construction is done, given the quality of the renovations, I wouldn't pay more than 1700 for a 1br. You'll find better elsewhere with newer construction. Other things that may or may not bother you, but things that are worth mentioning: Construction: Understand you won't have a moments peace from 8-4pm during weekdays and some Saturdays (demo crews with jackhammers are the best). I would suggest just waiting until construction is over then moving in. A/C: Only 3 vents in a 790-860sqft Apartment...not enough air flow. But..okay, might not bother some people. Just putting it out there. Bathroom: Very small, and lower ceilings than the rest of the unit...again...may or may not be an issue for you. The door barely misses hitting the toilet. Also, there is no divider between the living room at the bathroom area. It would have been easy to put a sliding door there... Popcorn ceiling: Weird...but up to you if you like that. Floors: Concrete with a thin vinyl covering...up to you if that's your thing. Not taking points off, but...you should be aware. Oh and carpet in the bedroom. Kitchen: The sinks are half the depth of a normal sink, seriously, measure it. Super weird and you end up splashing yourself. Bluetooth enabled door locks: Kinda cool, but...not sure how secure though. Nest for A/C control: Also cool, wireless enabled. Laundry: 1 washer/dryer on each floor, water leaks when someone runs the washer so there is water hanging out on the floor which is weird. Also, 14 apartments per floor for most floors. Nice dining room fan, with summer and winter rotation setting. New windows and sliding doors. Instant hot water. (at least in the renovated units)
