House in Morris Heights Neighborhood looking for 1 roommate

Here are the details:
Looking for 2 students to rent the2nd and 3rd room in our house, located in Aurora just north of campus.
Rent is $2500/month, so $833.33/person/month. Add on utilities which ends up being about $90 per month. Really affordable...
for grad students! Landlord is a previous CU Pharmacy graduate and wants to keep the house rented to CU students.
The house has 3 bedrooms, plus a utility/laundry room, and two bathrooms. Two bedrooms and one bathroom are upstairs. These are the bedrooms up for rent. One bedroom, one bathroom and utility room are downstairs (garden level). Bedrooms upstairs are carpeted. The rooms upstairs will have a shared bathroom.
The main living space is pretty roomy--big living room, dining room, and kitchen. Main living space is hard wood floor and is already furnished. The open bedroom is unfurnished.
There is an awesome fenced-in backyard, that backs right up to Sand Creek Trail. Tons of street parking (and a driveway).
Pet friendly! We already have 1 dog and 1 cat and would need to discuss the possibility of other pets.
Located in Morris Heights neighborhood—on the older side but is diverse and has character. You can drive/walk/bike to campus all within 5-10 minutes. House is really close to the airport, the main freeway (I70, to get to the mountains!), and also really close to Central Park area.
1yr lease would start on August 1st (deposit required), but the room is available earlier if you are interested.
CU graduate students from various programs have been living here for the past 8 years. It’s a great house, especially your first couple years!

Feel free to send over any questions! We are happy to send pictures or give a Zoom tour to anyone interested.
