Room available in 3b/3b house

I am looking for one more person to renew a one year lease on the 3b/3b house in park hill I currently rent, starting April 14. Shes/theys/gays mid 20s-mid 30s preferred. There’s one room available with an unattached bathroom. It’s not private but... would be all yours for storage, showers, etc. just used by guests sometimes. Rent is 960 each + utilities. The two current roommates are both moving in with their partners so lots of storage space in the house will be opening up. There’s also a one car garage not pictured currently used for storage.

The nice looking/fully furnished bedroom is the one that’s available (bedroom will not be furnished upon move in). The other bedroom pictured is actually a fourth room in the basement and will remain as shared storage space and guest room if friends/family want to visit for a few days. 420 friendly if you keep it outside/out the window so the house doesn’t smell and no tobacco smokers please.

I’m 29, in a PhD program at cu Anschutz so I work a pretty flexible hybrid schedule. My hobbies include hiking, camping, kickboxing, reading/audiobooks and board games. I get pretty busy with school but also appreciate sometimes cooking dinner or going out to happy hour, etc with roommates. The incoming roommate, Erin (also 29f) has one dog Moose who would love another doggy friend to play with, but is too curious for kitties.

Move in date is a little far out but I have to resign the lease before February 14 so looking to move forward with the application process asap. Message me if you’re interested!
