Lovely 1 bedroom apartment across from Sloans Lake Park. Private apartment in house. 1 bedroom, full bath, living room, kitchen/dining area, closets and a private entrance. Washer/dryer in apartment. Across the street from Sloans Lake Park. The park... and lake are steps out your front door. Transportation with city bus line is only a 1/2 block away. 5 minutes from downtown, Auraria campus, Regis University. 5 minutes from I25, I70 and 6th Ave. Walk to the Highlands and Edgewater restaurants and shops. Very centrally located. $1250/mo first and security deposit. This price is the full price you pay each month. We have decided to start with a month to month lease. If everything works out with the tenant and the adjacent unit we are glad to then sign a longer lease. We are glad to guarantee the rent amount not changing for the first year. A lease will be required. Utilities paid by landlord: gas, electric, water, trash and sewage. Quite street with lots of parking. This is not a studio or roommate situation but a full self contained apartment, in a house, with it's own private entrance. It is not in a complex or condo. No smoking/vaping allowed. We have opted out of marijuana use on this property. No pets. BACKGROUND AND CREDIT CHECKS REQUIRED. Having rented this lovely apartment, for over 40 years, we take very good care of this property and have the required rental license from the City and County of Denver. We list this lovely apartment cheaper then market rate, for this area, because we want to give a responsible person the opportunity to live in a lovely area, in a lovely private apartment. Most choose to stay for a long time because of the affordability which is a benefit to us. Our management company will contact you ONLY after you share some information about yourself. Credit and background checks are required. All forms of marijuana use smoking, vaping, and cultivation are banned on the entire property, including in unit, outside of unit on property and common areas. City and County of Denver licensed rental.
