There are no other tenants, just the owner and the... potential renter. NO undergraduates and no additional pets.

Bedroom on the first level includes a double size bed—a very firm memory foam mattress, and bedding available if needed. The windows have light filtering shades and room darkening curtains. There is a large walk-in closet, a four drawer dresser and a smaller bed side table with two drawers.

On lower level there is a office work-station with a desk and short bookcase. Tenant has a private bathroom with stall shower on lower level, towels available if needed.
There is a new washer/dryer on lower level. Additionally, a wide screen TV room with three leather reclining chairs is shared with owner and tenant.

House is bright with large windows and has wooden floors with area rugs. Owner and tenant share a bright kitchen with LG refrigerator, gas stove/oven and a microwave. Smaller appliances include a blender, coffee maker, electric tea kettle. Tenant is responsible for washing their dishes promptly, and keeping the kitchen sink clean, since there is no dishwasher. Tenant is also responsible for keeping their bedroom and bathroom clean. Owner will keep the common areas clean.

The back yard has a beautiful garden, a patio with table and chairs for four. The house has central air conditioning and owner pays all utilities.

House is five blocks to Washington Park with bike and walking paths. One mile walking distance to shopping district on South Broadway. Local shopping includes Safeway, Natural Groceries and Whole Foods. Conoco station is two blocks way. Alameda Light Rail station is .8 mile by foot. There is ample street parking in front of house.

Tenant should be a female graduate student, nurse/professional or faculty who is neat and quiet. The owner is a retired art professor/artist who works in her studio on property. No pets allowed. The cat is very affectionate but doesn’t get along with other pets. This is a no smoking home.
